Kiawah Renters Guide

Check-in and Check-out Policy
Self check-in and check-out
Check-in: Guests can check in anytime after 4 P.M.
Check-out: Guests must check out by 10 A.M.

Minimum Age to Rent
Primary renters must be 25 years or older.

Reservation Cancellation Policy
Travelers who cancel at least 60 days before check-in will be refunded 100% of the amount paid. Cancellations made between 30 and 60 days before check-in, will be refunded 50% of the amount paid (excluding any VRBO service fees). Cancellations made less than 30 days in advance are non-refundable.

Hurricane Policy
We will offer a pro-rated refund in the event of a mandatory evacuation of the island. You must evacuate the island in the event of a mandatory evacuation.

Property Damage Fees
Each of our properties is privately owned and well-loved. Guests are responsible for all damage to the property during their stay that is beyond normal wear and tear, and are required to reimburse for the cost of repair or replacement (per the Rental agreement). For example – if you break a plate, please let us know so we can replace it for you or future guests. However, if your toddler spills juice on the couch, we will require you to pay to clean the couch. Please Note: If you rented through VRBO, we reserve the right to assess and submit a property damage claim to VRBO up to 14 days after checkout.

Pet Friendly Properties

Pet Damage Fees
We know that our pet owners try to be very responsible for their pets. However, if pet damage does occur, we reserve the right to invoice you for damages. If you rented through VRBO, we reserve the right to assess and submit a property damage claim to VRBO up to 14 days after checkout.

No Smoking and/or Vaping
Smoking and/or vaping are NOT permitted anywhere inside our properties, or on porches and decks. There is a $250 cleaning fee to cover the cost for a thorough cleaning if smoking and/or vaping occur.

Construction on Kiawah
There could be on-going construction nearby. We have no control over any issues with timing or noise, especially in the vicinity of the new Kiawah Island Conference Center.

Pests
Kiawah Island is a sub-tropical island. Please keep all entries, screen doors and windows closed to keep the bugs outside. If you happen to see bugs inside, contact us. We can usually have the exterminator out within 24 hours.

Owner and/or its Agents cannot be responsible for any other event beyond our control including personal injury to our guests or their invitees. Owner and/or agent cannot be responsible for your money, personal belongings or other valuables in the property.

Fully Stocked Kitchen
All of our properties feature a full-size refrigerator, cooktop and oven, microwave, toaster, and blender, as well as a Keurig coffee maker and a carafe-style coffee maker. Kitchen is stocked with dishes, pots and pans, cooking utensils for the property’s maximum occupancy, as well as a starter supply of basic household goods.

Additional Conveniences Provided
All of our properties feature full-size clothes washer and dryer, dishwasher, all bedding and linens, bath linens, iron and ironing board, and hair dryer(s), as well as a starter supply of basic toiletries.

Wi-Fi
There is free Wi-Fi at all of our properties. (It is provided on a best effort basis with technical support provided by the providers at each property.

Pools
Refer to individual property listings to see if the property has a pool or seasonal community pool access. Not all of our properties have access to a pool. None of the properties we manage have access to the Kiawah Resort pools.

Grills
Please note that not all of our properties provide or allow a grill. Check the individual property listing. Properties that allow a gas grill are provided on a best effort basis. We try to keep propane tanks filled, but it’s possible it might need to be changed during your vacation.

Fireplaces
Fireplaces are NOT operational.

We provide a starter supply of basic items. Depending on the number of guests and length of stay, you may need to replenish these items. See the “Amenities” drop down for additional information.

  • Keurig pods and coffee for carafe-style coffee maker (we do provide filters)
  • All grocery including food, condiments, cooking oils, spices
  • Bath and body toiletries for longer stays including sunscreen

  • Beach chairs & umbrellas (can be rented)

  • Bikes (we recommend renting bikes)

Check-in time

You are welcome to check in anytime after 4 P.M. on your arrival date.

Self Check-in

Most of our properties have keyless entry and require a door code. We will email your door code and/or any additional instructions after final payment is made and prior to your arrival date.

Gated Communities

If the property you are renting requires a gate code (such as Inlet Cove), it will be emailed to you along with your door code.

Island Gate Passes

We will email your gate pass(es) to you after final payment is made, and prior to your arrival date. You can print the gate pass(es) or have the gate staff print it for you when you arrive. Most properties allow up to 2 vehicles on the premises.

Check-out time: 10 am

There are no exceptions to our check-out policy. We strive to ensure every guest receives the highest level of cleanliness and service, and therefore we need all the time allotted between guests to maintain our highest standards.

All of our properties are privately owned and well-loved. While we do not expect you to clean before you leave, we do appreciate it very much if left neat and undamaged, as you would hope someone would leave your home.

Departure Checklist:

  • Please turn OFF all lights.
  • Please put all dirty dishes, pots and pans in the dishwasher and start it.
  • Please remove all personal food items from the refrigerator, freezer and cabinets. (These items must be thrown away if left behind.)
  • Make a final inspection of washer and dryer, closets, drawers, and under the beds, as well as bathrooms and cabinetry, main living areas, porches and decks, and outside storage areas for any personal items overlooked. In most instances we are unable to return left items.
  • Please empty all garbage and recycling into the outside receptacles.
  • Please lock all entry doors and windows.
  • Please make sure the front door is locked when you leave.
  • Please notify us of any broken or damaged items so that we can replace them for future guests.

Bikes
The Town of Kiawah Island issues $500 infraction fines for bikes left on lawns, landscaping, driveways and sidewalks overnight. Please make sure all bikes are parked in bike racks to avoid fines. Please see the Town of Kiawah Regulations or contact us if you have questions.

Dogs
Overall, Kiawah Island is very dog friendly. There are specific areas on the island where dogs are not allowed, so please refer to the leash laws and map for further information. Kiawah Island Leash Laws

Parking
Villas: Please park in parking spaces.
Cottages and homes: Please park in driveways only.

Please DO NOT park on any street, lawns, or in natural and landscaped areas. The Town of Kiawah will issue fines or possibly tow your vehicle for serious parking infractions.

Additionally, motorcycles, recreational vehicles, campers, boats and all types of trailers are prohibited on Kiawah Island.

Garbage and Recycling Pickup
Villas: dumpsters are located in parking areas.
Cottages and homes: nothing to do.
